How Much Does a Party Wall Surveyor Cost in the UK?
The Party Wall etc. Act 1996 requires you to notify neighbours before carrying out certain building work near or on shared boundaries. If a neighbour dissents to the notice, a party wall surveyor must be appointed to agree the works and protect both parties. The building owner (the person doing the works) normally pays the surveyor fees — including the neighbour's surveyor.
Typical Cost (UK, 2026)
All costs are indicative estimates. Obtain at least 3 quotes from qualified builders. Prices exclude VAT (20%).
Factors Affecting the Cost
Number of notifiable neighbours
Each adjoining owner who dissents needs a surveyor. A semi-detached house extension may involve one neighbour; a mid-terrace may involve two.
Agreed surveyor vs separate surveyors
If both parties agree to appoint a single "agreed surveyor", one fee is paid. If each party appoints their own surveyor, both fees are paid by the building owner.
Complexity of works
A basement excavation or loft conversion on a shared gable wall requires a more detailed Party Wall Award than a simple rear extension.
Condition schedule
A photographic schedule of condition of the neighbour's property before works start adds to the fee but protects against unfounded damage claims.
