About Listed Buildings

Listed buildings are placed on the National Heritage List for England (NHLE) because of their special architectural or historic interest. Listing protects the building and its setting for future generations. There are approximately 400,000 listed entries in England (covering around 500,000 buildings, as some entries include multiple structures).

Listing protects not just the exterior but the interior too, and also includes any structure or object fixed to the building, and any object or structure within the curtilage of the building that formed part of the land since before 1 July 1948.

Listed Building Grades

Grade I

Buildings of exceptional interest — only 2% of all listed buildings.

The most stringent controls apply. Any works require listed building consent. Historic England is a statutory consultee for all applications.

Grade II*

Particularly important buildings of more than special interest — about 5.5% of listed buildings.

Very tight controls. All works require listed building consent. Historic England is consulted on significant applications.

Grade II

Nationally important buildings — about 91% of all listed buildings.

Listed building consent required for works affecting character. Your council handles applications. Historic England may be consulted on significant works.

How to Apply for Listed Building Consent

    Consult the Conservation Officer

    Contact Adur District Council's conservation officer before preparing any application. They can advise informally on whether consent is needed and what the council is likely to approve. Many conservation officers are very helpful at the pre-application stage.

    Prepare Detailed Drawings

    Listed building applications require detailed drawings showing exactly what is proposed, including materials, finishes, and how original fabric will be protected. A conservation architect or specialist contractor can prepare these.

    Submit via the Planning Portal

    Apply online at planningportal.co.uk. Select "Listed Building Consent". There is NO FEE for listed building consent. If planning permission is also required, submit both applications together.

    Await the Decision

    Listed building consent applications are typically decided within 8 weeks. For significant works, Historic England will be consulted. Do not start any works until you have received written consent.
